YOUR LAND. YOUR CHOICE.

Keep what matters.
Sell what makes sense.

Keep your home or acreage that matters to you while exploring a sale of the remainder. We investigate possible divisions and coordinate the required work when a purchase moves forward.

Illustrative boundary, not a survey. Any division must meet local requirements and work for both the land sold and the land retained.

Questions about
selling your land.

Where does Haven Land Group purchase land?

Haven Land Group reviews properties throughout the United States, including rural acreage, recreational land, farmland, and infill lots. We do not rule out a submission solely because of its size, condition, or complications. Each property still needs an individual evaluation before we can propose a purchase.

Is there a charge or commitment to request an offer?

Requesting an offer costs nothing. Sending your property information does not commit you to a sale, and you can decline the proposal.

Which selling expenses does Haven Land Group cover?

Haven Land Group does not charge sellers a commission or a buyer-service fee. Our agreements typically include payment of standard closing expenses and surveys needed for our purchase. The agreement specifies the allocation; existing debts, taxes, liens, and costs of anyone representing the seller are considered separately.

Can you consider a property with unpaid taxes or liens?

Yes. Those circumstances do not prevent you from submitting the property. We review the obligations with the closing provider and explain how they would be addressed in the proposed transaction. Any required payoffs are separate from the standard closing expenses Haven Land Group typically covers.

What if the property was inherited or has several owners?

You can contact us while ownership or estate matters are still being worked out. We need to understand who has an interest in the land and what remains unresolved. The closing provider will identify the ownership and title requirements that must be satisfied for the purchase.

Are access problems, missing utilities, or wetlands a reason not to inquire?

No. We consider land with these conditions rather than excluding it at the inquiry stage. Access, utility availability, floodplain, wetlands, and other limitations affect what the property can support and whether a proposed purchase is workable.

Do I need to clear or improve the property first?

You can approach Haven Land Group about an as-is purchase without clearing, repairing, or improving the land beforehand. Ownership, title, legal access, or parcel-division matters may still require work as part of the transaction.

What goes into your evaluation?

We study comparable sales, buyer demand, location, acreage, road frontage, legal access, terrain, utility availability, buildability, wetlands, floodplain, and local parcel-division requirements. Our proposal reflects both realistic future uses and the cost of pursuing them. If the property fits, you receive a written offer with an explanation of the main considerations.

How would selling only a portion work?

First, we discuss the area you want to sell and what you want to retain, including a home or meaningful acreage. Haven Land Group coordinates a feasibility review with local officials and the appropriate professionals. If the purchase proceeds, we arrange the necessary surveys and approvals and typically fund that work under the agreement. The resulting division must function for both properties.

Is this a cash purchase, and are there conditions?

Haven Land Group makes cash purchase offers. The proposed agreement identifies the review period and any financing, inspection, title, access, or other conditions that apply to that purchase. We explain those terms before you decide whether to sign.

Who completes the closing and pays the seller?

An independent closing professional—a title company or real estate attorney, depending on the location—coordinates the transfer. That provider disburses the seller’s proceeds after its requirements have been met. A remote closing may be possible if the provider and transaction allow it. Completion dates depend on the property review and any outstanding requirements.

What should I expect after sending my information?

Our team reviews the inquiry and responds within 24 hours by phone or email, following your stated preference when possible. The first discussion covers the property, your goals, and any missing details needed for an evaluation. The 24-hour commitment is for an initial response; it is not a deadline for an offer or a completed sale.
